What's listed right now

Listing medians cluster in the mid-to-high $400Ks. That reflects asking prices on homes currently for sale — a lot of them newer.

What owners' homes are worth

The Census owner-occupied value sits around $360K. That reflects what owners estimate for every home in the city, older ones included.

There's room to negotiate: per Redfin, about 26% of listings recently had price drops, and most homes sell around 3% below list.

Established vs. New

Older home or new build?

Redfin shows roughly 191 new homes for sale (median listing around $429K), with builders including D.R. Horton, Lennar, Perry Homes, Coventry Homes, and David Weekley.

The flagship is Legacy by Hillwood at I-45 and League City Parkway — a resort pool and 108 acres of lakes. Its 2.98%+ tax rate is specific to its MUD, not the city rate. Coastal Point starts from $367,990. Coming next: Hines' Lloyd Tract — 1,532 acres and 2,730 lots, projected $400K–$800K, with first lots expected late 2027.

Here's the honest part: the gap between new and established is narrower here than in Texas City. The opportunity isn't a huge discount — it's condition and negotiation.

Before You Buy

What catches relocators off guard.

Flood zones

League City sits on Clear Creek and Dickinson Bayou, and Harvey hit this area hard. Flood diligence is a core part of buying here, not a footnote.

Check every address at msc.fema.gov. AE and VE zones require flood insurance on federally backed loans; much of the newer stock is elevated or mitigated.

Windstorm

The Galveston County portion — nearly all of the city — is in the TWIA catastrophe area, and standard policies often exclude wind and hail.

Ask for the WPI-8 certificate on any new roof, windows, or exterior work.

Taxes

City $0.356505/$100 + Clear Creek ISD $0.9690/$100 (most of the city; parts are Dickinson ISD or Santa Fe ISD), plus Galveston County.

Newer developments add MUD or PID assessments on top — verify per address. Texas has no state income tax.

Commute & Work

Where you'll work, how you'll get there.

NASA Johnson Space Center has about 3,000 civil servants and roughly 11,000–12,000 contractors, alongside Boeing, Lockheed Martin, Jacobs, and the Clear Lake medical corridor. League City is one of the top suburbs NASA families choose.

I-45 is the single main corridor. FM 518, League City Parkway, and FM 646 carry you east and west.
