The honest price picture.
Medians
Cluster in the mid-$200s, depending on the source: Redfin shows about $246K, while county records run closer to $260K.
Established homes
Typically $200K–$300K across most of the city's established neighborhoods.
East side (77523)
Newer housing stock runs higher, into the $300Ks–$370Ks.
Market pace: homes have been sitting about 65–68 days and selling roughly 3% below list price — buyers have some room to negotiate.

Older home or new build?
New construction is here: Lennar / Village Builders' Scotts Bend in Baytown Crossings starts around $281K, and D.R. Horton's Riverside Estates (77523, off I-10 and Grand Parkway 99) runs up to $500K+. Riverside Estates is zoned to Barbers Hill ISD — not Goose Creek CISD. Lennar's Wooster Trails has already sold out, which tells you about demand.
The angle in Baytown isn't a huge new-vs-old discount. It's this: established homes under $250K, within about 15 minutes of six-figure plant jobs.
What catches relocators off guard.
Flood zones
Baytown sits on Galveston Bay at the mouth of Goose Creek, near Cedar Bayou. There are VE zones along the shoreline and AE zones along the bayous. Check every address at msc.fema.gov.
Honest history: the Brownwood subdivision sank about 10 feet from subsidence, and FEMA bought everyone out — it's now the Baytown Nature Center. Elevation certificates matter here more than most places.
Windstorm
Baytown sits in two counties, and the insurance line follows the county line. Chambers County addresses are inside the TWIA catastrophe area — a separate windstorm policy, and WPI-8 certificates on new roofs, windows, and exterior work.
Harris County addresses are outside it — standard market, no TWIA requirement. Baytown isn't one of the named Harris County cities. Two houses a mile apart can play by different rules, so check the address, not just the city.
Taxes
City $0.69803/$100 + Goose Creek CISD $1.07/$100, plus Harris County.
Goose Creek covers most of the city, but east Baytown (77523) is Barbers Hill ISD — verify per address. Newer developments may carry PID assessments on top. Texas has no state income tax.
Where you'll work, how you'll get there.
The ExxonMobil Baytown Complex is, in the company's own words, "one of the world's largest and most advanced refining and petrochemical facilities" — about 7,000 workers, 584,000 barrels per day of refining capacity, on 3,400 acres along the Houston Ship Channel.
Chevron Phillips Chemical's Cedar Bayou plant is the company's largest U.S. manufacturing facility, with about 2,200 employees plus contractors and a $3.5B economic impact. The plants are in town, so many workers have a 10–15 minute commute.

Country Club Oaks
1960s traditionals and established value.
Goose Creek Landing / Goose Creek Reserve
Family subdivisions.
Wooster
Older east side with a workforce-housing character, close to the plants.
Cedar Bayou Estates
An established pocket.
A note on Brownwood: it's history, not a place to buy — the old subdivision is now the Baytown Nature Center.
What's coming next.
- San Jacinto Marketplace — a 105-acre redevelopment of the old San Jacinto Mall site, with 550,000 sq ft of retail. It isn't open yet; opening is expected December 2026.
- ExxonMobil broke ground on its Baytown refinery reconfiguration in January 2026.
- Garth Road's $48M full reconstruction started in fall 2026.
- You may hear about a J-Star battery plant. It's at the letter-of-intent stage only — not confirmed.
Older homes, real opportunity.
Baytown's 1950s–60s core — Lakewood's mid-century homes on half-acres, Country Club Oaks' traditionals — plus 1970s–90s workforce housing near the plants means established homes under $250K, within 15 minutes of the plants.
Honest note: Brownwood is the cautionary tale. Near the bayous and the bay, we'll get elevation certificates and do block-by-block diligence. And some of the oldest plant-adjacent blocks are rough — I won't romanticize them.
