Established vs. New

Older home or new build?

New construction is a thin slice here — only a handful of new homes show up in the monthly data. Active builders include Taylor Morrison, Bayway Homes, and Meritage Homes, plus small infill builders (like a 2026 build at 530 N 4th St). Yaupon Trails is one new community to know.

La Porte is an established-home market. The opportunity isn't new builds — it's the waterfront small-town package at inland prices.

Before You Buy

What catches relocators off guard.

Flood zones

La Porte sits on Galveston Bay near the Ship Channel. Hurricane Ike pushed surge water deep into La Porte neighborhoods — 2,500–2,600 homes were inundated across the bay communities. Check every address at msc.fema.gov.

Mitigation is ongoing: Phase 2 of the Brookglen stormwater detention basin is under construction through early 2027.

Windstorm

La Porte is named in the TWIA catastrophe area, so this one is simple. Standard homeowners policies often exclude wind and hail here — you'll need a separate windstorm policy.

Ask for the WPI-8 certificate on any new roof, windows, or exterior work. A 2023 roof with a WPI-8 is exactly what you want to see.

Taxes

City $0.71/$100 (held flat for more than a decade) + La Porte ISD $1.0642/$100 adopted, plus Harris County.

A November 2026 school tax vote (VATRE) could add 12¢ — it's pending, not adopted. Texas has no state income tax.

Commute & Work

The Bayport Industrial District is on La Porte's doorstep: INEOS (which bought LyondellBasell's Bayport ethylene oxide plant in May 2024), LyondellBasell Bayport Choate, Air Products' La Porte liquid hydrogen plant, Air Liquide (about 300 employees across La Porte and Pasadena), and Braskem's La Porte polypropylene plant.

The plants are in town, so many workers have a 10–20 minute commute. SH-225 is the corridor into Houston.

Neighborhoods

Where people land here.

Sylvan Beach

The historic waterfront district — park, pavilion, fishing piers, and beach. It's the heart of the city's identity.

Fairmont Park / East / West

The big suburban family subdivisions.

Bay Oaks

An established family area near the park.

Brookglen

An established subdivision and the stormwater-basin project area — do flood diligence here specifically.

Crescent Shores / Woods on the Bay

Waterfront and bayfront pockets.

Morgan's Landing

A bayfront enclave near the historic waterfront.

More established subdivisions

Bayou Glen, Shady River, Meadowcrest, Pecan Crossing, Glen Meadows, Spencer Landing, and Summer Winds.

Shoreacres

Merged into the City of La Porte effective October 1, 2026 — it's La Porte now.

Growth

What's coming next.

  • The La Porte–Shoreacres merger — voter-approved in May 2026 and effective October 1, 2026 — is the biggest civic story in La Porte this year.
  • Spencer Highway Center — a $7M development at 11515 Spencer Highway with restaurants and childcare. The city approved an incentive in August 2026.
  • LS Cable & System USA opened a logistics hub at Port Crossing Commerce Center in January 2026.
  • Alfa Laval's expanded Gulf Coast Service Center became operational in November 2025.
Opportunity

Older homes, real opportunity.

La Porte has an older waterfront small-town core (Main Street, Sylvan Beach cottages), 1960s–90s suburban subdivisions, and bayfront Victorians near Morgan's Point. Sylvan Beach cottages and bay-adjacent blocks can land in the $200Ks–$300Ks, with the plants 10 minutes away.

Honest note: Ike put surge water into these neighborhoods. We'll get elevation certificates and do block-by-block diligence — especially bay-adjacent and in Brookglen. Older cottages near the water can carry big insurance and maintenance costs. I won't romanticize the waterfront without the flood math.
