Relocating to Texas City?Here's what I'd want you to know before buying here.
For anyone moving here for refinery or plant work, Clear Lake, NASA, or Houston — especially if you're buying from out of state.
The honest price picture.
Established homes
Typically $140K–$280K, with medians clustering in the low-to-mid $200s depending on the month and the source.
New construction
Detached new-build medians run around $350K (~$163/sq ft), with entry-level new builds starting in the high $200s.
Prices move. Treat these as ranges, not promises — I'll pull current numbers for the exact streets you're considering.
Older home or new build?
Texas City has roughly 26 new-home communities, with builders including D.R. Horton, David Weekley, Lennar, and Pulte. The flagship is Lago Mar — a 2,033-acre master plan built around a 12-acre lagoon, with homes from the high $200s to $500K+.
Here's the part people miss: the roughly $100K gap between established and new medians is real money. Buy older, and that difference can become your renovation budget.
What catches relocators off guard.
Flood zones
Check every address at msc.fema.gov. Much of the city is Zone X, but AE and VE zones exist — and federally backed loans require flood insurance there.
Check the address. Don't assume either way.
Windstorm
All of Galveston County is in the TWIA catastrophe area, and standard homeowners policies often exclude wind and hail.
Ask for the WPI-8 certificate on any new roof, windows, or exterior work.
Taxes
City ($0.4797) + Texas City ISD ($1.1543), roughly $1.96/$100 all-in once county and special districts are included.
Newer communities may add MUD taxes on top — verify per address. Texas has no state income tax.

Marathon's Galveston Bay refinery — about 631,000 barrels per day — is right here in Texas City. I-45 is the single main corridor, so plan around it.

The waterfront lifestyle — fishing, sunsets, and bay breezes.
What's coming next.
Latitude Margaritaville Galveston Bay was approved in September 2026: 1,318 acres and 3,500 homes in a 55+ community between Hwy 3 and Hwy 146. A model park is expected in early 2028. Pricing and move-in dates haven't been confirmed, so I won't guess at them.
Older homes, real opportunity.
Texas City has homes from the early 1900s through mid-century at lower price points — great for buyers willing to update, or investors looking for value.
Honest note: some of the oldest blocks need block-by-block diligence. We'll look closely at condition, flood history, and the street itself before you commit.
